You might be thinking, “I already know my goals—I want to make money!” And that’s true for everyone, but we need to dig deeper than that. Before we can get into the technical details of property investment, it’s essential to take the time to identify what kind of investor you want to be, what you’re comfortable with in terms of risk, and what you truly want to achieve over the long term.
Let’s start with personal goals. Are you looking to replace your current income with passive income? Do you want to build a property portfolio for long-term capital growth, or is your goal to create financial security for retirement? Different goals will lead to different strategies, so it’s crucial to get clear about this right now.
One tool we’ll be using in this module is the SMART goal-setting framework. If you haven’t come across this before, SMART stands for Specific, Measurable, Achievable, Relevant, and Time-bound. Your goals should fit into this structure to keep you focused and on track. For example, instead of saying, “I want to buy a property,” you’d say, “I want to buy a $500,000 investment property within the next 12 months in a high-growth suburb of Sydney.”
Next, let’s take a close look at your current financial situation. This is where a lot of investors falter. You need to understand how much you can afford to invest, how much cash flow you can sustain, and how much risk you’re willing to take. We’ve developed some excellent tools, including budget templates and a financial health assessment, which you can download and use to analyse your finances. Finally, and perhaps most importantly, we need to talk about mindset. If you’re going to be a successful property investor, you have to think like one. That means getting comfortable with risk, understanding that not every investment will be a home run, and, most importantly, not letting fear hold you back. I’ve seen too many people freeze up because they’re scared of losing money. But here’s the thing—doing nothing can often be riskier than taking that first step.
Property investment is a long game. There will be ups and downs, but with the right mindset, you’ll be able to navigate the challenges and come out on top.
