Kellyville Precinct, North-West Suburbs Sydney, NSW
The precinct including Kellyville, Marsden Park and Rouse Hill in the north-west of Sydney is gearing up for a serious transformation, with $1.5 billion allocated to infrastructure projects by the State Government’s Western Sydney Special Infrastructure Contribution scheme.
The region is set to become a long-term hotspot through the impact of the Sydney Metro Northwest – the biggest transport infrastructure project in NSW since the construction of the Sydney Harbour Bridge.
A number of services hubs are expected to emerge around the new stations that will be built as part of the rail project. One example is the $1 billion redevelopment of Castle Towers Shopping Centre next to the Castle Hill Train Station.
Elsewhere, a multi-functional billion-dollar Regional Centre at Rouse Hill is being developed to meet the expanding needs of Sydney’s north-west sector.
The north-west region will also benefit from the $2.6 billion NorthConnex project and the proposed M9 Orbital.
Following recent price growth, most suburbs in this precinct have long-term capital growth averages of 8% per year or more.
