Moreton Bay Region - Far northern suburbs of Brisbane
The Moreton Bay property market is beginning to gain momentum, fuelled by new infrastructure projects, affordability and proximity to major Brisbane jobs nodes.
Sales numbers have doubled in the last seven years, while three suburbs have recorded double-digit growth in their median house prices in the last 12 months and others have grown 7-8%.
The Moreton Bay Region, which covers the Brisbane metropolitan area’s urban sprawl in the northern growth corridor heading to the Sunshine Coast, has tracts of vacant land suitable for residential development as well as good rail and road links to Brisbane to the south and the Sunshine Coast (and beyond) to the north.
With a new university and a new town plan in prospect – including the new suburb of Caboolture West – the Caboolture-Morayfield area is destined to continue absorbing urban growth. This region has been identified by the State Government as a Principal Regional Activity Centre for major growth in the Brisbane area.
Currently this market is the most active in the Brisbane metropolitan area and likely to deliver good price growth in the near future. This is a highly-popular market and six of its suburbs have recorded at least 300 house sales in the past 12 months.
This report covers the suburbs and towns of Beachmere, Bellmere, Burpengary, Caboolture, Caboolture South, Deception Bay, Griffin, Kallangur, Morayfield, Murrumba Downs, Narangba, North Lakes, Sandstone Point, Upper Caboolture and Warner.
