THE small Victorian town of Mortlake is worth a study by anyone seriously interested in property investment.

Currently, it is a case study of the impact of a single massive project on a small country town. The past 5-6 years in the Mortlake property market is an object lesson in the risks and rewards of buying in potential boom towns.
