Researching and writing each edition of the Price Predictor Index typically extends over two months - and while we were putting together this Autumn 2020 edition, life changed dramatically. The data on sales activity and price movements provides a comprehensive analysis of markets across Australia in late 2019 and early 2020 but pre-dates the full impact of the virus crisis. The price data from both CoreLogic and SQM Research published early in April 2020 showed little evidence of detrimental impact from the economic shutdown, but it’s still early in this extraordinary story. In reading this edition of The Price Predictor Index, please keep in mind that it primarily describes real estate markets before the full impact of the virus crisis is known - but we believe it can help to inform the likely shape of future markets. The fundamentals that underscore real estate markets remain intact and we believe residential property will recover strongly on the other side of the shutdown.
