Adelaide Poised To Become One Of Australia’s Leading City Markets
Adelaide, renowned as a steady and consistent market, is poised to become a compelling location for strong growth.
The South Australian capital is one of the busiest markets in capital city Australia and one that is forecast by several analysts to be a national leader on price growth this year and beyond.
Its elevated status is based on steady improvements in the local economy and the prospect for further growth from its pre-eminence in high tech innovation, alternative energy, international education and the centre of production of vessels for the Navy.
At a time when the biggest city markets have been in decline, Adelaide has maintained consistently strong sales levels across the city and above-average price growth in selected sub-markets.
Once Australia’s wakes up to Adelaide’s potential, investors will be attracted by the city’s relative affordability and value for money, as well as the prospects of good growth and solid rental yields.
In the past six quarterly surveys of sales activity conducted by Hotspotting, the number of growth suburbs in the Adelaide metropolitan area has been 46, 45, 58, 61, 71 and 60, showing that the market has plateau-ed recently but remains elevated compared to 12-18 months ago.
SA, dominated by Adelaide, has impressed with its steady performance in the recent years. Each of the past 20 quarters has recorded between 8,000 and 9,500 dwelling sales. Adelaide had recorded between 45 and 71 growth suburbs in our quarterly surveys since over the past five years.
It ranks well ahead of Sydney, Melbourne and Brisbane, as well as the recovering Perth market, in terms of the number of growth suburbs.
And while sources such as CoreLogic and SQM Research report annual growth of only 1-2% in Adelaide house prices, these generalised figures disguise individual areas which have done better. All of the five key precincts featured in this Top 5 report have multiple suburbs which have out-performed those city averages.
