When we published our Exodus to Affordable Lifestyle: National Top 10 report a year ago, our No.3 and No.4 picks were the Mornington Peninsula in Victoria and the Central Coast in New South Wales.
Both have delivered extraordinary price growth in the 12 months since then.
The Central Coast has attracted enormous buyer demand because of its water-based environments at affordable prices close to Sydney – and most of its towns and suburbs have grown more than 20% in the past year.
Here are some examples:-
- Kincumber up 31% to $885,000
- Gwandalan up 30% to $600,000
- Ettalong Beach up 31% to $935,000
- Avoca Beach up 31% to $1,325,000
- Terrigal up 31% to $1,220,000
- Wamberal up 33% to $1,330,000
Some of these locations have added $300,000 to $350,000 to their median prices in the past 12 months.
Anyone who bought the typical house in Gwandalan a year ago would have paid around $450,000 and made $150,000 in capital growth in just 12 months.
The Mornington Peninsula has attracted lots of buyers from Melbourne and many of its suburbs have experienced exponential growth.
Most of the Peninsula suburbs have risen more than 20% and two have increased by over 40%.
Four Peninsula suburbs – Sorrento, Mount Eliza, McCrae and Blairgowrie – have added between $400,000 and $500,000 to their median prices in the past 12 months.
Here are some growth examples:
- Capel Sound up 32% to $715,000
- Rye up 31% to $935,000
- Mount Eliza up 31% to $1,575,000
- McCrae up 43% to $1,170,000
- Blairgowrie up 49% to $1,375,000
Now, all of that is of passing interest only. It tells you where you should have bought a year ago.
